Proposition

In this captivating transformation project, our goal was to optimise the kitchen space on the ground floor and improving its flow while adding valuable square footage to the second-floor bedroom, creating an expansive living experience. By extending the rear roof, introducing a Juliet balcony, and incorporating two rooflights at the front, this property underwent a remarkable renovation. Embracing the demands and standards of contemporary architecture, the entire house had a modern makeover while preserving its essence and creating a true place to call home.

From ornate cornices to decorative mouldings on the outside of the property, every detail exudes timeless elegance and creates an ambiance of sophistication. Nestled within conservation areas 41,43, 75 and 2F, Macfarlane Road offers a captivating sight with its Victorian terraced houses spanning two to three storeys. The street’s charm is further enhanced by the Brecken grey bricks that lend a touch of rustic sophistication to the surroundings. Additionally, the bay windows seamlessly connect the indoor and outdoor spaces, allowing for abundant natural light and picturesque views. In order to create a successful design in this cherished area, a thoughtful and creative approach is required to preserve its historical significance while embracing innovation.

Prior Approval for Ground Floor Rear and Side Extension:

“Erection of a single storey rear extension to the rear of the existing back addition (extending 6.0 metres beyond the rear wall of the original dwellinghouse with a maximum height of 3.2 metres and a maximum eaves height of 3.0 metres); and erection of a single storey rear extension to the side of the existing back addition (extending 4.47 metres beyond the rear wall of the original dwellinghouse with a maximum height of 3.2 metres and a maximum eaves height of 3.0 metres).”


Planning and executing a home improvement project involving a rear ground floor extension and a second floor roof extension requires careful planning and adherence to regulations. The roof extension and addition of rooflights were pursued through permitted development, allowing alterations within permissible limits set by local planning authority. On the other hand, a prior approval was required for the ground floor extension to evaluate its impact on the surrounding area and ensure compliance with guidelines. 


This project successfully achieved its objectives by integrating the extensions with existing architecture. The meticulous planning and design considerations preserved the house’s character, and a green screen installation in the garden added a serene sanctuary.
